When Skelly Build is involved from the start we provide our clients with suggested designers and architects based upon their desired scope of work. Skelly Build is not a design/build firm.
We are frequently involved in conversations regarding who to hire based upon fees, experience, and relationships. At this point, we communicate to the clients what is required by the City of Austin to ensure this is included in your contract. Examples of these important details are exterior elevations, interior elevations, cabinetry drawings, tile elevations, window, and door schedules. Not all contracts and design teams are the same. Some are proficient in CAD and REVIT, while others prefer the client to hire a supplemental team for this. This can be confusing while reading contracts that you are unfamiliar with. Clients also need to ensure material selections are included in these contracts and possibly furniture procurement dependent upon your requests.
By hiring a designer or architect that we have a relationship with we are fully aware of all of their capabilities. Each designer and architect that we suggest can produce a full set of plans (required by the City of Austin). Additionally, we understand their timelines and most importantly we have an established relationship. This relationship is massively helpful pre-construction and once demolition has begun. When construction begins we suggest bi-monthly or weekly meeting times with the homeowners, project manager, and design team.
